Settings > General has a Deal seat defaults card. It decides who is seated automatically in the Transaction Coordinator and Dispositions seats — and the Project Manager seat on project deal types — when a deal is created — so automators that belong to those seats have someone to run for from the start. If the person holds exactly one role linked to the seat, they're also added to the deal's Assigned Employees with that role, so their commission is set up without a prompt. If they hold none or several, they're seated but not added, and right after you land on the new deal TED asks whether to add them to Assigned Employees and which role to give them.
Everyone on the team can see the card. Only a team admin can change it.
The Project Manager row
The Project Manager row has the caption Applies to Fix & Flip and other project deal types. Its default only fills the PM seat on deals of those types; a Wholesale, Listing, Novation, or Purchase deal never gets a PM. The row shows while your team has at least one project deal type switched on (Fix & Flip and Retail Resale are on for every team to start). If an admin switches them all off in Settings > Deal Types, the row disappears.
The three choices
Each seat has its own dropdown:
- The only person with this role — the default for every team. If exactly one person holds a role linked to the seat, new deals go to them. If two or more people hold it, or nobody does, the seat starts empty.
- A specific person — pick a team member from the list that appears. The setting saves when you pick the person.
- Leave empty — new deals start with that seat empty.
Under each dropdown, one line tells you who a new deal would get right now, for example New deals go to Jane Doe. If the seat would start empty, the line says why and what to do:
- 2 people hold this role, so new deals start with no TC. Pick a person. — choose A specific person and pick one.
- Nobody holds a role linked to this seat. — select Settings → Roles in the line to link a role to the seat (see Roles and permissions), then give that role to someone.
- The person you picked is no longer on this team. — pick someone else.
Changes save as soon as you make them. If one can't be saved, the line below that seat says so and the dropdown goes back to its earlier value.
What it applies to
The default applies to deals created from the pipeline's New Deal form and to deals that arrive from your CRM. It doesn't apply to deals brought in with a CSV import, and it never replaces a TC, dispo agent, or project manager someone chose by hand. On the New Deal form, the Transaction Coordinator and Dispo Agent fields — and the Project Manager field, which appears once you pick a project deal type — start on your default — see The deal pipeline board.
