The Showings section at the top of the Dispo tab lists every showing on the deal and what the buyers thought — so you can tell whether to hold the price or drop it.
Under the Showings heading, one line sums up the feedback so far, for example 4 showings · interest high/med/low: 2/1/0 · avg price opinion $245,000. The average counts only showings where someone gave a price opinion. Until anyone logs feedback, it reads No feedback yet.
Scheduling a showing
Select Schedule showing and fill in:
- Date and Time (both required).
- Buyer's Agent — retail showings are usually booked by the buyer's agent, so you can book one with just the agent. Picking the agent fills in Brokerage with the agent's company (you can change it, and a brokerage you already chose is never replaced).
- Buyer — optional when an agent books it. A showing needs a buyer, a buyer's agent, or Booked through: Open house; with none of the three TED asks you to add one before it saves. The Buyer field opens, before you type anything, on your team's buyers whose buy box (or markets) covers the market under In market, then every other buyer under Out of market — the market is the Filter by market selection, which starts on the deal's market (its Market field, when set). Type a name, email or phone number to search; contacts who match but aren't labeled Buyer show under Other matches, so you're never stuck with zero results.
- Booked through — Agent request, Showing service, Open house, or Direct.
- Access — how they get in: Lockbox, Agent present, Runner, or Owner present.
- Vendor / Runner — opens the same way: before you type anything, it lists the contacts who cover the market under In market, then everyone else under Out of market. Buyers and sellers are left out of that opening list, since they're rarely who you'd send to walk a property — type a name and anyone on your team turns up, buyers and sellers included. (There's no separate "Vendor" contact type — vendor is a role someone plays on this deal, not a label on their contact record, so the list isn't narrowed to a type.)
- Duration (minutes) — how long the showing itself is expected to run (defaults to 30), and Buffer (minutes) — how long to hold between showings.
- Optional Notes.
If a contact doesn't exist yet, select Create new contact at the bottom of the search results to add them without leaving the form — a contact created from the Buyer field is automatically labeled Buyer. If the buyer or runner you pick has a company linked to their profile, TED asks "Which company are you working with?" before finishing the pick — choose the company, or select "No company — personal"; either way, they still show up on the Employee tab's Assigned Vendors list (see Assigning vendors to a deal).
Select Schedule Showing. Each row leads with the buyer's agent when one booked it — with their brokerage and the buyer underneath — otherwise the buyer (or Open house). It also shows how it was booked, the vendor/runner, duration and buffer, status, feedback, and notes.
To change any of that after the fact, select the pencil icon on a showing's row — the same form reopens pre-filled, so you can fix a wrong time, swap the agent, buyer or runner, or adjust the duration/buffer without deleting and recreating the showing. Select Update Showing to save; the list reflects the change immediately. If the showing was already synced to a connected calendar, saving an edit repushes the updated time and details. Select the trash-can icon and confirm with Delete Showing to remove a showing and its feedback entirely.
Logging the result and feedback
Once the showing has happened (or didn't), select the checkmark icon (Log result) on its row — or No feedback yet in its Feedback column — to open Log Showing Result:
- Outcome (required) — Completed, No-show, or Canceled.
- Buyer interest — None, Low, Medium, or High. Select the highlighted level again to clear it.
- Price opinion — what the buyer side thinks the property is worth.
- Objections — tap any of Price, Condition, Layout and Location, or type your own and press Enter (or select Add).
- Feedback — what the agent said, in their words — and optional Notes.
Select Log Result to save. The row shows the new status, an interest badge (High interest in teal, Medium interest in amber, low or none in gray), the price opinion and objections, and the summary line under Showings updates. The outcome — with your notes — is added to the buyer's and vendor/runner's contact activity feed, so their no-show or completed-showing history is visible right from their contact profile.
Logging a result also fires any automator your team has bound to that outcome (for example, a "no-show → send re-book email" follow-up) — and a trigger can wait for a specific buyer interest, such as "completed with high interest → call the agent for an offer". See Publishing an automator for setting up a Deal event trigger on a showing outcome. Re-logging the same outcome doesn't re-fire anything; only an actual change of outcome does — so log the interest in the same save as the outcome.
Booking a showing can also start an automator — for example, one that confirms access with the seller and sends the buyer a confirmation. Set up a Deal event trigger on A showing is scheduled — see Publishing an automator. It fires when a showing is added, not when you edit a showing's date or time.
To look across deals, build a report on the Showings dataset — see Building a report. See Tracking buyer offers for the section below Showings on the Dispo tab.
