A deal's Financial tab has five sections: a Financial Summary, Expenses, Commission Breakdown, a P&L Statement, and — once the deal is closed or funded — Actual Results.
Total Commissions and post-commission profit need the Net Company Profit permission. Admins always have it; the built-in roles that can see Reports or Team Runs come with it on, and your team admin can turn it on or off for any role (see Roles and permissions) — without it, you'll see every other figure on this page (Revenue, Gross Profit, expenses) but not the Total Commissions figure, the Net Company Profit figure, or the P&L Statement.
Financial Summary
Metric cards walk the waterfall: Contract Price, Projected Sale Price (it reads Actual Sale Price once the deal has an Actual Closing Price), a JV Fee card if this is a JV deal, Gross Profit, Total Expenses, Net Deal Profit, Original Projected Profit, Updated Projected Profit, Total Commissions, and Net Company Profit. Once an Actual Closing Price is entered, Gross Profit, Net Deal Profit, and Net Company Profit all use it, so they match Actual Results and the Commission Breakdown totals. Green means profit, red means a loss.
Every card has a one-line caption under the number saying how it's calculated or where it comes from. Cards whose number has a single editable source — Contract Price, Projected Sale Price, JV Fee, Total Expenses, Total Commissions — are click-throughs: select the card and you're taken straight to that field (Contract Price on Deal Info; Projected Sale Price and JV Fee on the Dispo tab; Total Expenses and Total Commissions to their sections further down this page). The remaining cards — Gross Profit, Net Deal Profit, Original Projected Profit, Updated Projected Profit, and Net Company Profit — are always computed, not directly editable; change the numbers that feed them instead.
Original Projected Profit is the original projected sale price minus the original contract price (the current price if the contract was never renegotiated), minus JV and expenses. Updated Projected Profit is the updated projected sale price (or the original if there's no update) minus the current contract price, minus JV and expenses. Each works out its own JV from its own prices, both use today's expense total, and either shows a dash (—) until it has a projected sale price.
The Total Commissions and Net Company Profit cards only appear if your role has the Net Company Profit permission (admins always do) — everything else on this list shows for everyone with access to the Financial tab.
Expenses
Select Add expense to log one — pick a Category, an Amount, an optional date, description, and notes. The categories are Marketing, Inspection, Title/Escrow, Legal, HOA, Contractor, Closing Costs, Buyer Fee, plus the ones a flip or retail sale needs: Rehab materials, Rehab labor, Permits, Utilities, Insurance, Property tax, Loan interest, Loan points & fees, Agent commission, Seller concession, and Staging & cleaning. Anything that fits none of them goes under Other. Every expense is editable afterward, and a team admin can delete one (anyone else who tries sees "Only a team admin can delete an expense — ask an admin to remove it."). Each change logs to the deal's activity feed.
On a deal that's part of a flip project, the list is headed Buy-phase expenses on the Fix & Flip deal or Sell-phase expenses on the Retail Resale deal, with a Holding costs are on the project ledger link next to it — costs during the hold (utilities, insurance, taxes, loan interest) belong to the project, on its Expenses tab (see Flip projects). The form on these deals also has:
- Phase — Buy, Hold, or Sell, so the flip's costs can be split by stage. It starts on Buy on the Fix & Flip deal and on Sell on the Retail Resale deal; select another to change it.
- Source — Out of pocket (paid directly) or Settlement statement (paid at closing).
- Loan — only for Loan interest or Loan points & fees: pick which of the project's loans the cost belongs to, so the loan's Interest paid on the project's Loans tab counts it. While the project has a loan that isn't paid off, Loan interest needs a Loan — saving without one shows "Pick the loan this interest pays".
On a deal that isn't part of a project, none of those three are shown.
The list updates on its own: when a teammate adds, edits, or deletes an expense on a deal you have open, it shows up within a couple of seconds — no reload needed. It also refreshes whenever you switch back to the tab. If the list can't load, you'll see Couldn't load expenses with a Retry button instead of an empty list — select Retry once your connection is back. "No expenses recorded yet" only appears when the deal truly has none.
Earnest money isn't one of the expense categories — it's tracked as its own field (EMD Amount) on Contract Facts instead, since it's a deposit held toward the deal rather than a cost of doing the deal. It's excluded from every profit and expense total on this page for the same reason. If a deal already has an old expense logged as "Earnest Money" from before this changed, that entry still displays — it's just no longer offered when adding a new expense.
Vendor and payment details
Every field below is optional — logging a quick expense still only takes a category and an amount.
Select a Vendor to link the expense to who got paid. The picker suggests this deal's existing vendors first (one tap). Below that, before you type anything, it lists your team's contacts and companies that cover the deal's market under In market, then everyone else under Out of market. Type to search by name, email or phone — you can create a new contact or company inline if the vendor isn't in your system yet.
You can also record an Invoice #, a Payment Status (Unpaid or Paid), a Payment Method (Check, Card, Wire, Cash, or Other), and a Paid Date. The expenses table shows the vendor and payment status on every row — unpaid rows are highlighted amber so they're easy to spot. This is the same data QuickBooks vendor-payment exports and 1099 totals are built from, so filling it in as you go saves cleanup at tax time.
Receipts
Every expense can carry its receipt. In the expense form, under Receipt:
- Select Attach file to choose the file from your computer (up to 25MB), or
- Select Pick an existing document to use a file already on the deal's Documents tab. Only receipts, EMD receipts, settlement statements, photos, and documents typed Other are offered — contracts and similar files can't be used as a receipt.
The receipt is attached when you select Add expense (or Update expense). An expense with a receipt shows it in the table's Receipt column as a paperclip with the file name — select it to open the file. An expense without one shows Add receipt; select it to upload the file straight onto that expense. To unlink a receipt, open the expense, select the × next to it, and save — the file stays on the deal's documents. A file attached as a receipt belongs to the expense, so it is visible only to people with Transactions access (and no longer appears for others on the Documents tab); unlinking it makes it visible there again.
Commission Breakdown
Each person who earns a commission on this deal gets their own group, and under it, one row per commission rule that applies to them — not one row per person. A Transaction Coordinator with both a Contract Fee and a Close Fee rule shows two lines, each with its own Kind badge (Role Rule, Employee Rule, Override, or Manual), an Earns At chip showing which deal milestone triggers it (Contract, Assignment, Close, or Funded), an Amount, and a Status badge:
- Projected — the line hasn't been earned yet (its milestone hasn't happened).
- Pending — earned but not yet paid.
- Paid — settled.
- Void — the deal was canceled before this line was ever earned, and it was never paid. Nothing is owed: the line stays listed with its amount struck through, but it's left out of the deal's Total Commissions, the payee's subtotal, and your earned total on My Earnings.
Total Commissions counts every other line — Paid, Pending, and Projected alike. A line that pays when the deal funds is still owed on a closed deal, so it counts before the deal funds. Reports and the QuickBooks export use the same rule, so a deal's Net Company Profit matches everywhere.
The person in the deal's Originated by seat, if a role is linked to that seat, lists alongside everyone else with an Originated by badge — even though they aren't in Assigned Employees.
People who earn on every deal for the team (an "every deal" manager cut, for example) but aren't staffed on this specific one show underneath in a separate Team rules group.
Admins can select the checkmark icon on any line to mark it paid — it turns into a green Paid badge — or select it again to undo. Marking a line paid moves it from Pending to Paid on that person's own My Earnings page; it never gets overwritten if commission rules are edited or re-applied later. Admins can also select Adjustment on any payee's group to add a one-off Manual line — give it a label and a dollar amount, and it shows up alongside their rule-based lines the same way.
Non-admins only ever see their own lines, read-only. If you're not earning anything on the deal, this section shows an empty state instead of a table. The Total Commissions and Net Company Profit figures below the table reflect the whole deal team, matching the same totals shown in Financial Summary above — they only appear if your role has the Net Company Profit permission.
Actual Results
Once a deal's status is Closed or Funded, this section appears with the same waterfall recalculated from the Actual Closing Price (entered on the Close section of Deal Info) instead of the projection, plus an Estimated vs Actual Gross comparison showing how far off the latest projection was. If Actual Closing Price hasn't been entered yet, every actual figure here shows as pending (—) rather than substituting the contract price or any other value. As elsewhere on this page, the Total Commissions and Net Company Profit rows only show for roles with the Net Company Profit permission.
P&L Statement
Anyone whose role has the Net Company Profit permission (admins always do) sees a View P&L Statement button on the Financial tab that expands a full profit statement for the deal: sale price, contract price, JV fee, expenses itemized by category, commissions itemized per employee, and a final Net Company Profit. Admins see every employee's commission line; anyone else sees only their own line (or none, if they don't earn on the deal) — the Total Commissions and Net Company Profit figures still cover everyone's commissions, and a note under Total Commissions says so: "Includes teammates' commissions — only admins see them itemized." A badge marks it Projected (an open deal, using the best available projected sale price) or Actual (a closed or funded deal, using the recorded close price). If the deal is assigned a legal entity, its name shows as a badge next to that one. Earnest money shows as its own line — it's a deposit, not a cost, so it's never subtracted from the total.
Select Print for a clean, one-page black-and-white version — use your browser's print dialog to print it or save it as a PDF. Select Export CSV to download the same line items as a spreadsheet.
Without the Net Company Profit permission, this section doesn't appear — it's gated the same way as the Total Commissions figures in Commission Breakdown above. If your Deals row is set to My deals, you can only open the statement on deals assigned to you.
See How your commission is resolved for what determines each employee's rate before an override is applied here.
