The Deal Info tab holds everything that describes the deal itself, in four collapsible sections by default: Contract Facts, Property Facts, Deal Facts, and Close. Select a section's header to expand or collapse it. If your team has renamed, reordered, hidden fields in, or added custom fields to these sections, what you see may look a little different — see Customizing the Deal Info layout.
Editing any field marks the tab dirty — a bar reading "You have unsaved changes" sticks to the top of the tab until you select Save Changes. (Contract price is the one exception — see Contract facts and earnest money.)
This article covers the Deal Facts section. See Property facts, Contract facts and earnest money, and Closing a deal for the other three.
Lead source
Lead Source and Lead Source Detail are dropdowns your team configures. Picking a source narrows the Detail dropdown to the details that belong to it; changing the source clears whatever detail was selected. If you're an admin, you can add a new detail option right from the dropdown (select Add new…) — but a brand-new top-level lead source goes through Request a new type instead, since that's shared across TED and reviewed centrally.
Who sent it?
For a source that sends you deals through a person — out of the box Wholesaler / JV, MLS, and Referral — a third field appears under the lead source: Who sent it? Select it and, before you type anything, it lists your team's wholesalers and agents who cover this deal's market, then everyone else of those types. Type to search all your contacts and companies, or create a new one right there. Pick a person and, if they work with more than one company, the company they sent it through; or pick a company on its own. Select Save Changes to keep it.
Saving also tags the person by the source, so they show up in the right lists: a Wholesaler / JV source adds the Wholesaler type, an MLS source adds Agent. Other sources add no type. If you later remove that type from the person, saving the deal again doesn't put it back.
Once someone is picked, Open ⟨name⟩'s profile under the field takes you to them. Their profile shows the deal with a Sent us this deal chip, and a wholesaler's Wholesaler tab counts it under Deals sent to us — see Viewing a contact.
On the deal's Deal Info tab, picking a source that doesn't ask who sent it, or clearing the source, clears Who sent it? too. Moving between two sources that both ask keeps the person. Admins choose which sources ask with Ask who sent it in Settings → Lead Sources — see Customizing team field options.
Title status and details
A three-step tracker — Open, Ordered, Ready — shows where title stands. Select a later step to move forward; moving backward asks you to confirm first. Below it, pick the Title Company handling the deal. Select the field and, before you type anything, it lists your team's title companies that cover this deal's market under In market, then every other title company under Out of market (the first 25 — type to find the rest). A title company covers the market when it's set to Nationwide, or has the deal's state or metro among its markets; the deal's market comes from its state and city (and its Market field, when set). If nobody covers it yet, the list says so and still shows everyone else. Type a name or phone number to search; companies that match but aren't typed as a title company show under Other matches. Once one is selected, pick that company's Title Company POC — the specific contact there who's the point of contact for this deal. The company's people are listed first, with its Main contact on top, and only the company's people. To pick anyone else, select Add someone not at the company under the dropdown, then use the Search your team field (it's ready to type in right away); whoever you pick is then linked to the title company as someone who works there. Ordered and Cleared date fields are set independently of the tracker. The POC shows up on the Employee tab's Assigned Vendors list already paired with the title company — see Assigning vendors to a deal. The title company picked here is the deal's title company everywhere in TED: its vendor entry, the title company merge fields in emails and texts, who an automator's title company email goes to, and reports. Change it here and the old company's vendor entry is replaced. Earnest money held by (on Contract Facts) stays separate free text, since it can be an attorney.
POA and purchase type
A POA Obtained checkbox for whether power of attorney was obtained, and a Purchase Type dropdown: Cash, Financing, Subject To, Owner Finance, or Hard Money.
Lender
Lender is who's funding this purchase. Select the field and it lists the contacts and companies your team has typed as a lender, the ones who cover this deal's market first under In market — a lender set to Nationwide, with the deal's state or metro among their markets, or with an active lending box there — then Out of market. Type a name, company, email or phone number to search (people who match but aren't lenders yet show under Other matches), or select Create new contact or company if they're not in TED yet.
A deal has one lender, and it can be a person, a company, or a person together with the company they lend through:
- Pick a contact who has a company on their profile and TED asks "Which company are you working with?" Choose the company, or "No company — personal" for a private lender.
- Pick a company and TED asks "Which contact at (company)?" Choose a person there, or Use company only.
The field then shows them as "Contact Name (Company Name)". Select the × to clear it.
When you save, TED adds your team's Lender type to that contact and company so they show up as lenders in the Contact Hub. It does this once, when you set or change the lender — if you later remove the type from their profile, saving the deal again won't put it back. If your team has no Lender type, nothing is added.
This is a different field from Mortgage Lender on Property facts, which is a note about the seller's existing loan.
Reason for selling
Another team-configured dropdown, with the same Request a new reason admin affordance as Lead Source. If a deal has an older, unmapped reason on file, it shows as a muted "Previously: ..." note below the picker.
Legal entity
If your team has set up one or more LLCs in Settings → Legal Entities, a Legal Entity dropdown lets you assign this deal to one of them — useful once you keep books per entity. Teams with no entities set up never see this field. See Legal entities for how to add entities and set a default that new deals pick up automatically.
