Property Facts, one of the four sections on a deal's Deal Info tab, holds everything about the property itself.
Market
Market is the market the deal belongs to, picked from the same list of metro areas and states your contacts, companies, and buy boxes use — so reports can filter and group deals by market. Open the list and the markets in the deal's state come first under Suggested, with the one closest to the deal's city on top; every other market follows, grouped by state. Choose — None — to clear it.
Once saved, the market also shows in the deal's header, next to the address.
Don't see your market? Select Can't find your market? Request it at the bottom of the list to submit it for review — a superadmin adds it to the shared list every team can pick from. If the list doesn't load, close it and open it again to retry.
Basics
Property Type (Single Family, Multi Family, Condo, Land, and so on) and Property Condition — a dropdown your team configures. Admins manage the list of available conditions from Settings.
Below that: Bedrooms, Bathrooms, Sqft, Year Built, Lot Size, Parcel / Tax ID, and a Legal Description text box.
Valuation
ARV (After Repair Value) and Estimated Repair Cost.
Mortgage
Mortgage Lender, Mortgage Balance, and Monthly Payment.
Title Issues & Liens
Instead of a free-text description, liens and other title issues (tax liens, HOA liens, mechanics liens, judgments, open permits, and so on) live in a structured ledger — one row per issue. Each row has:
- Type — picked from your team's list. If the type you need isn't there, choose Request a new type… at the bottom of the list to submit it for review (a superadmin adds it to the shared list every team can pick from).
- Amount
- Note — optional free text
- Cleared — a toggle. Clearing a row shows who cleared it and when (or "by automator" if an automator run cleared it).
Use Add lien / title issue to add a row; the trash icon removes one. The footer totals Open, Cleared, and the overall Total across every row — this total is what other parts of TED mean by "Liens Amount"; there's no separate field to keep in sync.
Foreclosure
Toggle In Foreclosure on to reveal a Foreclosure Status field and an Auction Date.
